Terms and Conditions

1.  “The Property” known as Hauts du Brel is available for holiday rental subject to confirmation by Colin and Amanda Lawrence (“the Owners”) to the person wishing to rent the property (“the Client”).

2.  To reserve the Property the Client should complete and submit the on line booking form.  The booking will be held for seven days, pending receipt of the 20% booking deposit from the Client.  Following receipt of the deposit, the Owners will send a confirmation invoice and statement.  This is the formal acceptance of the booking.

3.  The balance of the rent is payable not less than 8 weeks before the start of the rental period.  If payment is not received by the due date, the Owners reserve the right to give notice in writing that the reservation is cancelled.  Reservations made within 8 weeks of the start of the rental period require full payment at the time of booking.

4.  Any chargeable expenses arising during the rental period (e.g. heating) should be settled locally with the Owners before departure.  A linen service is available for an extra cost of £20 per person which will include beds made up on arrival and clean towels.  Payment for this service is required at the time of booking.

5.  A security/cleaning deposit of £200 is required as a part of the balance of the holiday rental.  This is to cover any additional cleaning costs should the property not be left in a fully cleaned condition and to pay for any breakages/damage to the property incurred during the rental period.  However, the sum reserved by this clause shall not limit the Client’s liability to the Owners.  The Owners will account to the Client for the security/cleaning deposit and refund the balance within 14 days of the completion of the rental period.

6.  Subject to clauses 2 & 3 above, in the event of a non-insurable cancellation, refunds of amounts paid will be made if the Owners are able to re-let the Property, and any expenses or losses incurred in so doing will be deducted from the refundable amount.

7.  The rental period shall commence from 17.00 (5pm) on the first Saturday and finish at 10.00 (10am) on the last Saturday.  The Owners shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.

8.  The maximum number to reside in the Property must not exceed 10, unless the Owners have given prior written permission.

9.  The Client agrees to be a considerate tenant and to take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period.  Although a final clean is included in our prices, the Owners reserve the right to make a retention from the security deposit to cover additional cleaning costs if the Client leaves the Property in an unacceptable condition.  The Client also agrees not to act in any way which would cause disturbance to the local community.

10.  The Client shall report to the Owners without delay any defects in the Property or breakdown in the equipment, plant, machinery or appliances in the Property and arrangements for repair and/or replacement will be made as soon as possible.  Local contact details will be provided with the booking confirmation.

11.  The Owners shall not be liable to the Client for any temporary defect or stoppage in the supply of public services to the Property, nor in respect of any equipment, plant, machinery or appliance in the Property nor for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owners.

12.  The Owners shall not be liable to the Client for any loss, damage or inconvenience caused to or suffered by the Client if the Property shall be destroyed or substantially damaged before the start of the rental period.  In any such event the Owners shall, within seven days of notification to the Client, refund to the Client all sums previously paid in respect of the rental period. Under no circumstances shall the Owners’ liability to the Client exceed the amount paid to the Owners for the rental period.

13.  Pets are not permitted.

14.  SMOKING – is strictly forbidden inside the Property.

15.  Insurance: By booking a holiday at the Property the Client confirms that they will arrange suitable holiday insurance covering medical care.

16.  In accordance with the new French regulations introduced in 2004, the swimming pool at the Property is equipped with an approved alarm system.  This system will be tested by the Owners at the start of the rental period and at weekly intervals thereafter.  The system will detect movement in the water, such as may be caused by a child falling into the pool and sounds an alarm which is audible throughout the house and grounds.  The alarm may be temporarily disabled for normal use of the pool, but must only be disabled by a responsible adult and must be reset after use.  In making a booking the Client accepts that they are fully responsible for the safety of children using the pool and that children will be supervised at all times.  This is a legal requirement in France, irrespective of whether or not the children are capable swimmers.
